Inspections


We offer three different types of inspections:
Defects Only |  ASHI SoP - Defects Only |   Standard + (“plus”)Elite  |  General Info.

The Defects Only inspection

  • is a cursory inspection of the home and its systems and components.

  • It does not include the ratings system provided with the other two inspections and, since all of the reported items are defective there are no summaries provided (see sample attached).

  • We follow direction from the client as to how thorough or cursory this inspection is.

  • This is especially useful if there are areas/systems/ components you know you will be upgrading/replacing (or wish to inspect yourself).

  • We can briefly review these areas while not wasting time on items that will be removed in the near future or inspected by you because it is your forte.

  • On the other hand, if there is a system or component you want to review with greater depth we can do that as well.

  • A representative number (1 per room) of components (e.g., windows, electric outlets, doors) are inspected.

  • The typical Defects Only inspection takes 3 to 4 hours and the report is 3 to 8 pages long – depending on the condition of the property.

  • Since only the defective items are documented this inspection does not meet the Standards of Practice of ASHI (American Society of Home Inspectors).

ASHI SoP - The Defects Only inspection

  • is a cursory inspection of the home and its systems and components.

  • It includes the Acceptable, Not Inspected, Marginal and Defective ratings provided with the Elite and Standard Plus Inspections. Items required to be reported by the ASHI Standards of Practice are rated as Acceptable or Marginal (unless reported/found to be Defective). Summaries of the Not Inspected, Marginal and Defective items are provided (see sample attached).

  • This report is useful if you want more information than what is provided with our Defects Only inspection.

  • The inspection items required to be documented so the report complies with the ASHI Standards of Practice can be found at: www.ashi.org/inspectors/standards/standards.asp

  • A representative number (a minimum of 1 per room) of components (e.g., windows, electric outlets, doors) are inspected.

  • The typical ASHI Standards of Practice Defects Only inspection takes 3 to 4 hours and the report is typically 8 to 15 pages long (including summary pages) – depending on the condition of the property.

  • This inspection meets the Standards of Practice of ASHI (American Society of Home Inspectors).

The Standard + ("Standard Plus") inspection

  • covers inspection of the same elements but we do not discuss or document maintenance recommendations or have a lot of dialogue during the inspection (i.e., it is not a "walking seminar" type of inspection).
  • A representative number of the components are inspected. The report meets or exceeds the Standards of Practice of ASHI.
  • The report is typically 12 to 15 pages and typically takes a minimum of 5 hours to complete.

The “Elite” inspection

  • is the most thorough inspection we know of.
  • We thoroughly visually inspect and review the structure.
  • Model and Serial Numbers are recorded off of HVAC Units and Water Heaters.
  • All accessible items/components (e.g., doors, windows, electric outlets, etc.) are inspected.
  • The report is broken down into the different areas of the home (e.g., lots and grounds, roof, electrical, plumbing, etc.) and the individual systems or components are further broken out in each of these areas.
  • A rating system – Acceptable, Not Present, Not Inspected, Marginal and Defective – is used to rate each and every item. Three summaries – Not Inspected, Marginal and Defective - are provided at the end of the report.
  • The computer generated typewritten report provides the rated items with a written narrative.
  • Maintenance instructions and the recommended action to address defective items are also provided as a result of what was found (see sample attached). 
  • The inspection is similar to a walking seminar on your home and the report meets or exceeds the Standards of Practice of ASHI.
  • The report is typically 15 to 20 or more pages and typically takes a minimum of 6 hours to complete.

General Information

  • With any of our inspections we are always inspecting the same systems/components – unless instructed otherwise.
  • The difference lies in the extent of the inspection (i.e., the number of components inspected) and the format of the report.
  • The significant factors that determine the time it takes to complete an inspection are the type of inspection report requested by the client and the characteristics of the property being inspected: intangible items (age of the structure and maintenance performed); the presence of specific features that tend to take a lot of time to inspect and document (e.g., crawlspaces, attics, multi-zoned HVAC systems, finished basements, etc.); and the client’s direction. Properties that are depressed (i.e., Foreclosed, Rental or Estate Sales) also tend to take longer due to their typical condition.
  • The report you choose really depends upon the information you want to gather from your inspection.
  • Our primary goal is to provide a "Service" to our clients.
  • Since home inspectors are not licensed in Maryland, D.C., or Virginia you will find many different types of home inspection styles and report formats.
  • We do not believe an inspection that costs you $250 to $350 only lasts 1 ˝ to 2-hours and has a checklist inspection report format (that checks off prewritten statements) serves you very well.
  • This is the closest you will probably ever look at your entire house at one time.
  • We suggest you take the time and do it right.
