• Since many people select their inspector based on price alone we have added the ASHI Compliant Defects Only Inspection and Defects Only inspections to compliment our very detailed “Elite” inspection. The added inspection formats are comparable to what many other inspectors provide and, due to the reduction in time, the cost is also therefore reduced. We are always inspecting the same items/systems/components – the difference is in the number that we inspect and the documentation provided (length of the report).
   
• We offer many different inspections including our Single/Specific Item inspections for those specific questions or problems you are experiencing that require some professional advice. Please contact us about any specific needs or questions you may have. “We offer the inspection to satisfy your needs.”
   
• All of our inspection fees are based on an hourly fee structure:
  • For most residential real estate transactions we have an hourly fee of $130. The time begins when the inspection is scheduled and ends when the report is printed on site. In some cases only an emailed copy of the report is desired and this typically saves some time.  Inspections generally range from 2 hours for condominiums and specific inspections to 4 or more hours – depending on several factors including the age of the structure and inspection type. Please contact us so we can discuss any questions you may have.
     
  • For our commercial and investment properties we have an hourly fee of $150. As with the residential inspections the time begins when the inspection is scheduled. The end time could be when the report is printed on site or, in some situations, additional time may be required if photographs or further research are necessary for the completion of the report.
     
  • If the property is a significant distance and requires considerable travel time - generally 25 or more miles from our office in Silver Spring, Maryland – some travel charges may be incurred.
     
• All inspection reports are computer generated and typically provided on site at the completion of the inspection. The report can also be emailed as a PDF file - so you have a copy of the report on your computer. When a copy of the report is emailed we typically add some comments/clarification not provided in the copy provided on site.
   
• We tend to be very thorough and try to educate our clients so they receive an added benefit of not only receiving an inspection report but also understanding the maintenance, repair and replacement concepts. We can also provide you with recommendations as to the approach to address the issues found (from Band-Aid repair to replacement).
   
• When comparing “cost” to “value” we feel our inspection reports are of great value. Our goal is to provide you with an inspection where you are satisfied you got your moneys worth.
